7 Secrets – Searching for Commercial Space

  1. Don’t rely on Real Estate signs in-front of buildings.  Unfortunately, signs are not always accurate.  Agents may use signs to generate calls while the space is not necessarily available.
  2. Get organized – Tenants /buyers should understand their general or specific needs lists to compensate for company and employee requirements. –for example – Location, size of space, parking, number of offices, look and feel of the space, timing, term and budget.
  3. Take the time to research the best commercial agents in the area.  Tenants/buyers should choose an agent who knows the market, landlords and owners so key points can be negotiated effectively. 
  4. Tenants / buyers should start their search EARLY – It usually takes 30 to 120 days to complete a transaction depending on tenant improvements, contracts, size of suite and timeliness of decision makers involved.
  5. Good communication between tenants/buyers and agents are key to narrow down the property options. This promotes efficiency.
  6. Narrow the list  and take a tour of the top 5 or 6 properties.  Too many properties in one day can become overwhelming.
  7. Choose the best 1-3 properties. Have the broker leverage properties against each other for the best deal which could  save the tenant thousands of dollars.
